The Golden Visa provides a privilege of residence and not an obligation to reside in the country for a minimum period each year. The citizen of the third country remains the holder of the permit even with a few days of residence in the Greek territory. The limit for the purchase of property in Greece is one of the lowest in Europe. Greece is a paradise for those who want to own property in the country, not only because of the climate and the endless sea but also for the privileges the potential resident will have.
The minimum value of the real estate at the time of its acquisition, as well as the total contractual rent of the leases of hotel accommodation or tourist homes, as it results from the notarial acts of transfer or the lease contracts, respectively, has been set at a minimum of 250,000 euros for all of Greece and 500.000 euros for Athens, Mykonos, Thessaloniki and Santorini. The total amount must be paid in full until the signing of the final contract. From 1 September 2024, the minimum investing capital in Greece will be set to 400.000 euros minimum, up to 800.000 euros for the rest of Greece.
Family members are defined as: (a) spouses who have reached the age of 21 (only one spouse is permitted); (b) unmarried children under the age of 21, common children of the spouses, as well as adopted children; and (c) unmarried children under the age of 21 who are the responsibility of the breadwinner or the other spouse, as well as adopted children.
In cases of polygamy, entry (and residence) in Greece is not granted to a second or another wife.
